Challenge

The management of a European private equity fund was considering purchasing large tracts of land in order to expand the operations of one of its investments. In order to comprehensively evaluate possible acquisition targets, the firm required more details on the current land ownership, the legal considerations for real estate transactions involving foreigners, and other legal-related aspects.

Solution

Leveraging a team of local nationals with real estate expertise in Dhaka,  Madison Springfield was able to identify the current owners of the parcels of land, identify potential legal and statutory impediments to completing the transaction, and recommend courses of action for pursuing the acquisition of the properties.

Result

During the due diligence policy,  Madison Springfield discovered several liens that had been placed against one of the target properties. On behalf of the client,  Madison Springfield consultants engaged the lien holders and negotiated an agreement to satisfy the claims. The fund was able to successfully complete the acquisition of the properties while avoiding any unforeseen obstacles.
